To comply with Public Health England’s requirements we have adopted the following inspection procedures so as to provide a safe approach to yourselves as the client and ourselves as Surveyors. The two metre social distancing rule will be complied with as follows:
- You will be provided with a statement which will form part of your terms and conditions. The statement explains why we must inspect your property internally as confirmed by Homes England and Target, as well as our requirements to comply with our professional standards as defined by RICS Global and Valuation Standards 2020.
- You will also be provided with a Valuation Statement which will ask you to confirm that you understand that due to the outbreak of COVID-19 and subsequent measures put in place to mitigate the spread, then the valuation is reported on the basis of uncertainty as per Valuation Practice Statement 3 and Valuation Practice Guidance Applications 10.
- As part of our routine inspection pre COVID-19, we would normally discuss a number of factors, which would form part of our site notes and subsequent appraisal. In order to minimise the contact between both parties, then we will provide you with a questionnaire which will help to formulate the valuation.
- An inspection of the property must be carried out. On this basis, both parties need to consider the advice offered by Public Health England regarding social distancing. With this in mind, we will undertake the following procedure
- An appointment time will be arranged for arrival within a specified hour.
- The Surveyor will then attach a face mask to protect the client and latex gloves to protect the Surveyor.
- The Surveyor will knock on the door and then withdraw two metres. The client and occupiers can either leave the property to the garden or self-isolate as a whole in one room but we will require the occupants to wear face masks.
- The Surveyor will inspect the property internally to assess the condition and layout. This inspection should take less than 5 minutes. It is important that all internal doors are left open.
- The surveyor will discuss the inspection and to advise on the process to follow for the submission to Target.
- This process will be reconfirmed by email when the Valuation Report is sent to the client.
